Know all Men by these Presents,
That I Daniel Rice of
Conway in the County of Franklin and Commonwealth of Massachusetts,
in consideration of Five Hundred and twenty five dollars to me paid by
Esther Dickinson of Deerfield in the
County of Franklin and Commonwealth of Massachusetts, the receipt whereof is hereby
acknowledged, do hereby give, grant, bargain, alien, sell and convey unto the said Esther Dickinson
her heirs and assigns, all that tract of Land Mortgaged by
Rodolphus Rice to the Franklin Savings Institution for Two
Thousand Dollars. situated in Conway in said County
containing Two Hundred Acres More or Less
with all the Buildings
thereon and being the Farm wheron I now live.
Bounded
northerly on Land of William Townsend & others
Westerly on the highway Harry Gifford & Walter Gifford
Southerly on Land of Walter & Rodolphus Rice and others
Easterly on Land of Lyman Harding and others
or however otherways bounded or discribed


To have and to hold the above granted premises to the said Esther Dickinson her heirs and assigns, to her and their use and behoof forever.
And I the said Daniel Rice do hereby
for my self and my heirs, executors and administrators, covenant with the
said Esther Dickinson her
heirs and assigns, that I am lawfully seized in fee
of the aforegranted premises ; that they are free from all incumbrances ; that I have good right to sell
and convey the same to the said Esther Dickinson
as aforesaid ; and that I and my heirs, executors and administrators will WARRANT AND DEFEND the same premises to the said Esther Dickinson her
heirs and assigns, forever, against the lawful claims and demands of all persons whatsoever. except as above

Provided Nevertheless, That if the said Daniel Rice or his
heirs, executors or administrators, pay to the said Esther Dickinson or her
heirs, executors, administrators or assigns, one certain Note dated August
1st 1855, for Four Hundred Dollars and interest payable to said Esther
Dickinson on demand and signed by Rodolphus Rice and Daniel Rice
also one Note Dated May 8, 1860 for Eight Dollars and fifty cents outlind &
interest payable to said Esther Dickinson
then this deed, as also two certain notes given by the said
Daniel Rice
to the said Esther Dickinson
to pay the same sum at the time aforesaid, shall be void; otherwise shall remain in full force.

In Witness Whereof, I the said Daniel Rice
have hereunto set my hand and seal this Eighth day of May in the year of our Lord one thousand eight hundred and Sixty

Esther Dickinson followed the practices of her deceased husband, buying land when it was available. She purchased, in 1860 at age seventy, a farm in Conway that had been mortgaged to the bank for $2000.00. The farm was located in the town west of Deerfield and was owned by the Rice family, one of the early settlers of Conway.
